Originally built in 1927, the Orpheum Building rises 12 stories, with the top floors converted to residential rental apartments in 2003. These 36 units are true live/work lofts, with large open spaces easily customized to meet tenants long-term needs for a design office, display or creative work space, while still having a comfortable and private resident living area. Building owner Steve Needleman converted the office floors of the Orpheum Building into spacious lofts.  VIDEOS:  OVERVIEW  |  PENTHOUSE 2  |  5

The fine Orpheum Loft building is an early downtown redevelopment project built long before the glut of renovation happening now — so the building doesn’t offer the amenities of some of the newer places. Theres no rooftop access, no pool, etc. Loft apartments are sparse and basic, but very large with 10 foot ceilings. The building is kept clean and in good repair. The management and maintenance staff are friendly and professional.  Residents describe the security as good. The attached subterranean parking is convenient and safe. The tenants are described as “friendly and respectful”.

Ideally located in the revitalizing Broadway district by a new Apple Store and Vans flagship shoe store under construction, the Orpheum has been a major center of entertainment history since February 15, 1926, when two-a-day Orpheum circuit vaudeville played to a full house starring famous acts such as the Marx Brothers, Duke Ellington and Jack Benny. Recently, the Orpheum hosts  many concerts and special engagements by RuPaul’s Drag Race and American Idol.

The catch… while the building may be quiet and peaceful on a sunday afternoon, the large world-renown live theater in the building make it a roaring center of creative energy, and a raucous social gathering place. The Broadway Bar is on the ground floor of the building, which can get very, very loud. Those who live in a unit that faces Broadway, by 10pm, sometimes six nights per week, it is so loud that it’s difficult to hear one’s own television. Overall the building is great, but residents caution quiet types to stay away from the lower floors, and to avoid the units that face broadway.
