With Downtown real estate prices so high, buyers and renters of Downtown lofts and condos are looking for ways to save money and get the most home for the dollar.

One way to do that is by cutting out the middle-man and going direct.  By getting priority access to hot new listings and unlisted properties, new Downtowners may be able to get the best deal.

Buyers can figure out how much money is on the table by calculating the commission that would normally go to the buyer’s agent, also called a selling agent.  Sellers and landlords usually allocate around 5% to 6% to the real estate brokers.  About half generally goes to the listing agent and half to the selling agent. If the renter or buyer goes directly to the listing agent, there is about 2.5% to 3% extra that can be negotiated sometimes in the buyer’s favor. Most agents, however, are not too excited about giving away any of their commission, so the correct tactics must be used to save as much money as possible.
