This article is written from the perspective of a Los Angeles real estate agent who occasionally encounters individuals claiming to be prospective new residents — but some are actually spies. Their intention is to gather information by pretending to be a real estate buyer. They will either not sign a representation agreement, or they will haggle to change the terms. Do not change any terms for a suspected spy, often a foreign citizen from a country linked to communism, socialism, or authoritarianism such as China, Russia or North. They will make more promises, attempt to be more endearing. The spy will offer to buy you food, wine, or pay for expenses. They will often have two, sometimes three different names. They may give a smaller price point for the price of what they want, then they may raise it later or start looking in a higher price range. They will be looking over a longer period, sometimes more than six months, to gather more information. They will look at more properties, 10-30 properties, instead of the usual 7-10 properties.

Foreign Agents will use the home search process to spy on you and your business.

If you suspect a spy, real estate agents should consider the best strategies. The most successful tactic is to place strict requirements for the suspected buyer spy to sign a buyer agreement. Also, press the spy to provide proof of funds and a pre-approval letter after seeing not more than 1-2 properties.

ADMINISTRATIVE ASSISTANT  —  Could you be the great assistant I’m seeking to work full-time and handle many of the pesky administrative details of running my growing Real Estate Business?

Busy Real Estate Team Leader buried with far too much to do needs very organized, detail-oriented assistant 40 hours weekly in his Downtown Los Angeles office.

It’s 7:00 AM on a Sunday morning and I’m at my office working!

I own a rapidly growing Real Estate Sales Team business located in Downtown Los Angeles, CA where I have been for 9 years now.

I’m stuck working on weekends again this morning because I’ve just got too many things to do — all the paperwork, new listings to be processed, prospects to be added to my data base, closings to be scheduled, incoming offers to be directed, a contact management system that must be kept up to the minute correct, mailings to process and other administrative details that go along with running a real estate business… are killing me.

Can you help make my headaches vanish by handling some of these details?

Are you somebody who’s superb at handling details… a loyal, hardworking behind the scenes type person who always follows through and almost never misses a deadline… so productive your last employer considered hiring two people to replace you after you left… a strong typist with good PC and/or Mac computer skills using word, publisher and power point or Mac apps… a solid command of CRM or database… can do Photoshop or basic image editing, good typing skills, basic desktop publishing skills, mail merge, search the MLS for homes matching buyers criteria, read and write purchase and sale agreements, prepare reports for Seller prospects, comfortable in a small business environment where priorities can change quickly … a super-organized get-it-done type person who’s also very good on the phone talking with people?

If so, we should talk because you just might be the great assistant I’m looking for 40 hours a week (9:00 am till 5:00 pm , Monday through Fridays). The pay is negotiable and our office dress code is business casual. I don’t care if you haven’t even worked in a while and you don’t need a resume to apply.
