Downtown Los Angeles Real Estate Open House LIVE TV Show on Periscope #dtla #condo

134 people tuned in LIVE to see what’s really happening in Downtown Los Angeles as Corey Chambers and Brandi Price hosted a LIVE Periscope Webcast from an L.A. high-rise condo. They showed how to avoid the 5 biggest mistakes in Downtown real estate, and reveal how to make the most of one of the world’s hottest markets.

“the latest on what the Downtown L.A. renaissance is all about”

brandi-price-03Corey Chambers, the L.A. real estate agent known for buying Downtown Los Angeles lofts for cash,  broadcasted Downtown’s first ever real estate open house LIVE TV show. Viewers tuned in to watch at http://www.DowntownScope.com Sunday, January 17 from 2:00 PM to 4:00 PM. The broadcast was transmitted using Periscope and Twitter.
“The show shared the latest on what the Downtown L.A. renaissance is all about,” Chambers said. “As a live TV show, viewers worldwide got the chance to see what is really happening LIVE in the most exciting place on Earth.” The show co-starred actress Brandi Price.

Chambers did the show because he believes that most real estate agents just do the ABC’s of real estate, and they don’t implement the latest technologies to their fullest. He noticed that a popular loft listed by another agent recently took more than 100 days to sell signat-bht-2308because the real estate agent Multiple Listing Service was the only significant marketing tool, which is a “notoriously lazy way to market real estate” according to Chambers. In addition to the live open house TV show on Periscope, Chambers, who is a veteran computer and satellite systems specialist in the U.S. Air Force, publishes the L.A. Loft Blog, provides the largest number of unlisted lofts and condos for sale in Downtown, and offers the latest technology to buyers and sellers (at no cost to buyers) such as heat map software that instantly shows which homes have positive cash flows, which unlisted properties are likely to sell next, and which properties are in distress and are likely to sell for a bargain price.

As for agents to simply upload their seller clients property to the MLS and then throw a lockbox on the door, “This is total nonsense,” Chambers concluded. Don’t real estate agents get paid enough to do more for their clients? Chambers actually guarantees the sale of homes, and also guarantees in writing that home buyers will love their new home or he will buy it back. The seller and Corey must agree on price and time of possession.

corey-art-cuSponsored by the L.A. Loft Blog, the web TV show dramatized this aggressive style. It took place inside the 23rd floor of a Downtown highrise condominium for sale with panoramic views of Downtown’s Financial District to the Hollywood sign. It was not, however, merely a show and tell about a single home for sale. The show called “Downtown Scope” also revealed how to avoid the 5 biggest mistakes in Downtown real estate, as well as tips on how to make the most of the hot Downtown L.A. market.

Homeowners Gain More Ground Over Renters

Short Term rentals at Metro 417Based on numbers recently released by the National Association of Realtors and Rent.com, the average renter is pretty much throwing their rent away every single month. It’s not helping them build net worth at all. And if we take a closer look at the numbers, homeowners’ net worth is more than 45 times greater than that of renters.

So, yes—the fact that people buy homes to build equity—they’re right. If they own a home, they will build equity. They will build family wealth.

88 percent of property managers raised their rent in the last 12 months. And there does not appear to be any signs of stopping. That’s according to the Rent.com report. So almost nine out of ten places, rent went up. 68 percent of property managers predict that rental rates will continue to rise in the next year by an average of 8 percent!  That’s not stable. It’s not stable to your pocketbook. And probably the most amazing revelation from this survey was that 53 percent—more than half—of the property managers said that they were more likely to bring in a new tenant at a higher rate than negotiate and renew a lease with a current tenant they already know. They’ll throw their existing tenant out to move the new tenant in—in more than half of the locations. No loyalty there. No loyalty means no stability. No safety in knowing that you’re going to be there for any length of time.
