New Homes and Mortgages — No Income Loans, Market Update

REAL ESTATE NEWS (Los Angeles, CA) — Mortgage Volume is Down: Just a quick note to update you on what we are seeing in the mortgage marketplace currently. According to Don Maher of Universal Capital Mortgage Corporation, volume is down about 40% since this time last year. But you know who is buying? Those who couldn’t qualify last year due to income. The new No Income / No Employment verification program is the most popular loan now. A home buyer just closed one at 7.49% for a 30 year fixed, owner-occupied with only a 1% loan origination fee. No income or employment stated on the application, and no debt ratio calculated. That’s better than most bank statement programs. This requires good credit and reserves, and a minimum of 25% down. So, it’s great for retired people, newly self employed or people with complicated tax returns. Borrowers can do cash refis as well, and 2nd homes are also allowed. | QUESTION OR COMMENT

Barranca Studios 2020 Barranca St, Los Angeles 90031

New Upscale Apartments, Short-Term, Long-Term and Extended Stay Hotel

A 114,000 SF project is nearing completion in the Lincoln Heights neighborhood of central Los Angeles, not far from Downtown L.A. Swimming pool and restaurants in 6,021 SF of retail space brings high-end quality to this new building complex, as it lifts up the neighborhood. The 3-in-one mixed-use complex brings 100 apartments (1, 2 and 3 bedrooms), plus 100 studio micro units. | UPDATE

We are told that Breadlounge may be among the first retail restaurant vendors in the building.

Lincoln Heights location near the LA River. Easy access to the 5 freeway and DTLA.
Common area shared indoor seating. A large outdoor courtyard designed as a seating area where Breadlounge will be located.

1,055 Sq ft courtyard centers the building on Barranca Street, across from Alta Lofts building pedestrian gate.

The new complex boosts the block to over 400 units, including: Barranca Studios (200 units), Alta Lofts (104 units), San Fernando Studios (81 units – under construction), and 20 unit Artists Collective building.

There seems to also be some kind of large restaurant or food court taking up the 6,000 square feet of open food hall design, under construction and nearing completion in the large street frontage area of building. It includes 4 food service bays, 3 of them with a full kitchen with hood, health department required sinks & floor drains. | MORE
