Renters in Downtown paid an average of around $24,000 on rent in 2014.  Virtually all of them would have gained big financially if they had purchased instead of renting. Millions of moderate income earners were priced out of the market last year, and millions more will likely be priced out next year.  Interest rates are still unusually now, giving buyers a discount of hundreds per month on payments.  That is not expected to continue for a long time. That’s why many renters should stop renting sooner rather than later before rising prices and rising interest rates price them also out of the market.

Special Preview of the Preliminary Price List

The actual price list has not yet been printed for the new super luxury Downtown highrise condos now under construction, but the L.A. Loft Blog has a special preview of the preliminary prices not yet released to the public. Monthly HOA dues are expected to be around 90 cents per sq ft. These prices are not official prices, and they are subject to change.  The smallest 526 sq ft studio is around $511,000, while the largest 1,720 sq ft 2-bedroom is about $1,576,000.  These are selling out now.  Get on the new condos interest list at https://laloft.wufoo.com/forms/metropolis-los-angeles-new-condos-interest-list/ Below are the preliminary prices:

If the economy continues to improve, the prices are likely to go up.  Savvy buyers and investors will take advantage of the risk-free early incentives to try to lock in an expected profit with the opportunity to cancel and get a full refund if desired. This strategy is usually in the buyer’s favor as the buyer may gain significant equity before actually committing to buying the property.

The developer recently began accepting deposits, and was offering $10,000 off the list price for the refundable early deposits with no obligation to buy during the construction process.  That has apparently changed.  A broker certificate for $2,000 off buyer closing costs is available from RealtySource Inc for qualified VIP buyers.
